Process
Four steps.
One signed baseline.
From the first quote to the final report — what actually happens between you, the inspector, and your tenant.
- 01
Tell us about the unit
Address, size, and what needs documented. We send a flat quote — no subscription to keep up with.
- 02
We match a vetted local inspector
Our network covers every metro we serve. The closest available inspector takes the job.
- 03
Walkthrough acknowledged at the door
The inspector walks the property with landlord and tenant present. Both sign the same baseline before leaving.

Photo-rich report in 24–48 hours
Room-by-room, time-stamped, signed by both parties. Reused for routine follow-ups, damage comparison, and end-of-lease deposit reconciliation.
What we inspect
Six inspections. Every reason a unit gets walked.
The same inspector, the same report format, the same baseline — whether the reason is a tenant change, a licensing visit, or a renter who wants their own snapshot mid-lease.
S-001
Move-in snapshot
A photo-rich walkthrough the day keys change hands. The same baseline gets reused at move-out.
S-002
Move-out snapshot
Walked line-by-line against the move-in baseline. Dispute-ready at the door.
S-003
Exterior condition check
A 15-minute exterior walk — siding, roofline, gutters, egress. For long-distance landlords.
S-004
Habitability assessment
Pre-marketing condition report. Catches habitability concerns before they become deposit disputes.
S-005
Periodic licensing
Scheduled visits for jurisdictions that require periodic habitability or rental-licensing inspections.
S-006
Self-initiated snapshot
Renters pay a small fee to request their own snapshot at any point in the lease. Goes to both parties.
Pricing
Per inspection.
Not per month.
Most one- and two-unit landlords want an outsourced service instead of another subscription. We charge per inspection — never per unit per month.

Recurring licensing inspections
Scheduled visits for jurisdictions that require periodic habitability or rental-licensing checks. The same baseline is appended each visit, so landlord and jurisdiction see one record over time.
Tenant-initiated snapshot
Renters pay a small fee — from $25 — to request a snapshot at any point in the lease. The report goes to both tenant and landlord, acknowledged at the door.
Who it serves
Two audiences. Same report. Same baseline.
For landlords & operators
One baseline, reused across cycles — not a new report every visit.
- Move-in and move-out use the same report format, so deposit reconciliation is comparison instead of reconciliation.
- Recurring licensing visits append each finding as a dated delta to the established baseline.
- Per-inspection fee, no platform subscription — pay for what you actually need.
For tenants
Same reports in your hands, signed at the door — not buried in an email chain.
- Both parties sign the report at the door. The same baseline stays in both your files.
- Pay a small fee to request your own snapshot at any point in the lease — full transparency, no landlord gatekeeping.
- Photo-rich evidence of unit condition from move-in forward — useful for any dispute that comes up later.
